Property manager jobs are jobs that involve property management work that includes managing and coordinating property operations, maintenance plus administrative functions.

Property manager jobs can be classified into two: residential property manager jobs and commercial property manager jobs. Residential property manager jobs are those involve in the buying, selling, and leasing of residential properties such as houses, townhouses and condominiums. Commercial property manager jobs require the same functions on that they're involved in commercial properties such as office, hotel, resort, or restaurant.

On the job

Some building jobs, including property manager jobs, require those employed in the jobs to perform complex tasks and functions. As a property manager, you will be tasked to perform some or all of the following:

• maintain portfolio of properties
• direct the buying, selling, and leasing of properties in the portfolio
• negotiate, develop and prepare leases, permits and contracts
• manage and oversee properties according to plans and schedules
• provide report on operating costs as well as the budget for the properties
• recommend and prepare bids for ownership
• inspect properties regularly
• liaise with vendors in purchasing supplies and equipment
• oversee the preparation of financial statements and reports on the status of properties
• supervise the training of less-experienced staff
• employ tradespeople for property repairs and maintenance
• advise property owners on strategic planning.

What you should have

If you're planning to get into property manager jobs, there are no specific requirements, but some employers prefer that you have a degree in property management, finance or marketing, and have experience in law, construction or accounting and finance. Most of the skills you need are often gained on the job.

You must demonstrate excellent planning, organising, and coordinating skills to bag property manager jobs. Excellent communication skills including writing and listening skills are very important. Knowledge of the real estate market as well as building industry trends could work to your advantage.

You must also have knowledge of property laws where the properties that you manage are located. Skills in evaluating and addressing clients needs are also desirable. Understanding of building methods and engineering plans is useful.
